On 22nd May 2007, the law was changed for ( HIPS ), the date has now been moved back from the 1st June 2007 to 1st August 2007, also from this date it will only be properties with four bedrooms or more who have to have the ( Home Information Pack ) in place. Until such time as there are more property inspectors when they will gradually introduce all other properties.

The Home Information Pack is aimed at reducing the high number of transactional failures from the time of having a sale agreed through to exchange of contracts.

You will also have to provide an Energy Performance Certificate (EPC). This will provide the purchaser information about your property such as

• Date of construction
• The size and condition of the property
• Details of the heating system
• Property Location
• Lighting
• Double Glazing
• Insulation

The property will then be awarded a rating between A - G ( A being the best ).
